India’s real estate investment market is progressively focusing on locations outside traditional metro hubs, driven by infrastructure projects, job creation and housing demand that fuel interest in property corridors. Although Karnataka and Delhi-NCR continue to be targets, areas like Noida, Gurugram and Chandigarh are also gaining notice for their long-term growth prospects.
Infrastructure and Micro-Market Factors Drive Investment Decisions
Investors looking at real estate may see meaningful shifts in the next half-decade, as improvements in transportation, business activity, and housing needs alter valuations across smaller local markets. Turning a ₹50 lakh investment into ₹1 crore in five years would demand strong price growth and cannot be seen as a fixed guarantee. Experts highlight that success hinges on factors like location, initial purchase price, infrastructure progress, and the strength of demand in specific areas.
In Karnataka, redevelopment activity and demand from end-users are among the factors shaping the investment outlook. Ashwinder R. Singh, Vice Chairman & Co-founder, BCD Group | BCD Royale, said, “₹50 lakh should be evaluated through the lens of location, connectivity, infrastructure pipeline and the long term development potential of the micro market. Karnataka is seeing substantial investment in metro, roads and other urban infrastructure, which could create strong appreciation opportunities in select emerging locations. However, 2X appreciation in five years should be viewed as a possibility, not an expectation or certainty. The right micro market, entry price and project fundamentals will ultimately determine the quality of returns.”
Gurugram’s Corporate Ecosystem Fuels Growth Expectations
Gurugram remains a top choice for buyers due to its thriving business environment, job opportunities, and expanding infrastructure. Yet, the performance of individual properties will ultimately rest on whether these strengths translate into steady demand in particular neighborhoods.

Rajjath Goel, Managing Director, MRG Group, said, “Gurugram remains one of the most promising real estate markets of India due to its corporate ecosystem, job opportunities, and growing infrastructure. For the investors who invest Rs 50 lakh in a property at present, the next five years may bring them substantial capital gains as more and more infrastructure and business activities come up around there. Though the returns would depend upon various factors, the properties located in growth corridors having good connectivity and social infrastructure have potential for delivering substantial capital gains. The trick lies in spotting the emerging micro markets before infrastructure demand catches up.”
Noida and Greater Noida Gain Momentum on Infrastructure
Noida and Greater Noida are also gaining traction for investments, as new infrastructure, economic growth, and better transport options enhance their appeal. Experts stress that selecting the right local area is critical, since overall regional progress does not automatically guarantee consistent price rises.
Yash Miglani, Managing Director, Migsun Group, said, “Noida and Greater Noida are fast becoming an attractive location for real estate investments, owing to the construction of basic infrastructure facilities, growth in job prospects and better connectivity. An investment of Rs. 50 lakhs in today’s market, especially in the micro-market location, is likely to grow in value over the coming five years. Even though a 2X return is not a certainty, the situation offers favourable conditions for investors.”
Chandigarh and Tricity Region Attract Long-Term Investors
Gurinder Bhatti, Chairman & Managing Director, GB Realty, said, “An investment of ₹50 lakh today can potentially appreciate significantly over the next five years in markets where infrastructure, connectivity and employment growth are creating sustained real estate demand. Chandigarh and the broader Tricity region are increasingly benefiting from this convergence, particularly across emerging growth corridors and well-planned developments. While no investment can guarantee a 2X return, the combination of improving infrastructure, rising end-user demand and limited availability of quality real estate creates a strong case for long-term capital appreciation. The real opportunity lies in identifying locations with fundamentals that can support sustainable growth rather than chasing short-term price movements.”
