Global Wellness Network Havas Health is expanding its Midtown Manhattan presence, signing a 15-year renewal that increases its lease at 200 Madison Avenue. The company, which creates advertising and marketing campaigns for healthcare brands, will stay at the property through at least 2041. The deal adds 64,657 square feet to the company’s existing footprint, bringing the total to 254,118 square feet across five floors of the 26-story building.

A Long-Term Commitment to the Midtown Market

George Comfort & Sons owns the tower alongside Loeb Partners Realty and Jamestown. The landlord confirmed the lease extension, noting that the company has been a tenant since the late 1990s. This renewal reflects a significant investment in the location, which is seven blocks south of Grand Central Terminal.

Peter Duncan, president and CEO of George Comfort, highlighted the “hospitality‑focused, amenity‑rich environment” as a core reason for retaining a tenant that has occupied the space for nearly three decades. The statement shows how the building’s management aims to cultivate a setting that supports both employee well‑being and client engagement, a priority for a firm whose business revolves around health‑oriented communications.

The transaction was negotiated with in‑house representation from ownership, featuring Duncan and Alexander Bermingham, while Newmark’s David Falk and Jason Greenstein repped the tenant. A spokesperson for Newmark did not immediately respond to a request for comment.

Recent Renovations and New Amenities

The landlord recently completed renovations to the building’s entrance and lobby. Construction is underway on a new indoor‑outdoor amenity center on the 10th floor. This space will cover 11,000 square feet and include conference rooms, a game area, a lounge, event spaces, and an outdoor garden.

Other tenants in the building include the architecture firm Spectorgroup, the law firm BraunHagey & Borden, the fitness brand TMPL, and the furniture store Roche Bobois in the retail space. The network, founded in 1835, remains one of the world’s largest communications groups.

The presence of diverse occupants such as a design studio, a legal practice, a fitness brand, and a high‑end furniture retailer creates a mixed‑use ecosystem that can generate cross‑industry synergies. For example, proximity to a design firm may facilitate creative collaborations, while the fitness brand reinforces the health‑centric narrative that Havas Health promotes to its clients.
